Centerville, MN Real Estate
Small City. Lake Lifestyle. Strong Local Identity.
Centerville is one of those places that is easy to miss on a map if you do not know the area well — and that is part of what makes it special.
It is its own city, just about 2.5 square miles, and it is completely surrounded by Lino Lakes. Centerville sits between Centerville Lake and Peltier Lake, with Rice Creek Chain of Lakes Regional Park nearby, giving the city a very different feel from many other northern Twin Cities suburbs.
We live here.
Our home is on a small lake in Centerville, so I know this community not only as a real estate advisor, but as a resident.
That local connection matters when you are buying or selling here because Centerville is not a generic suburb. Its housing, lake access, small-town feel, older neighborhoods, newer pockets, trails, downtown area and relationship to surrounding Lino Lakes all influence how buyers see value.
Luxury service, minus the ego.
A trusted advisor to guide you through your home journey with precise knowledge, distinguished care — and a bit of fun along the way.
What Makes Centerville Different?
Centerville has a strong identity of its own.
The city was established in 1857, before Minnesota became a state, and its historic downtown was originally known as the French Section. The community still has a small-town character even though it sits firmly within the Twin Cities metro.
Today, Centerville offers a mix of:
Established residential neighborhoods
Lake homes and homes near the water
Access to Centerville Lake and Peltier Lake
Nearby trails and parks
Easy access to I-35E and I-35W
Proximity to Lino Lakes, Hugo, North Oaks and White Bear Lake
A compact city layout that feels more intimate than many surrounding communities
The city itself highlights its lakes, trails, parks, wildlife, community traditions and access to the Rice Creek Chain of Lakes as defining local assets.
Selling a Home in Centerville
A Small Market Requires More Precise Pricing
Centerville does not have the volume of sales you see in larger suburbs.
That means a seller cannot simply look at three recent sales in the same ZIP code and assume they establish the value of the home.
I look closely at:
Comparable sales in Centerville
Relevant Lino Lakes competition
Lake versus non-lake properties
Lot size and setting
Home age and condition
Updates and deferred maintenance
Current active listings
Buyer response and showing activity
Days on market
Price reductions
Seasonal demand
Financing conditions
A property near the lake should not be marketed exactly like a home farther inland. A smaller older home may compete differently than a newer property nearby.
The goal is to identify how buyers will actually compare your home when it hits the market.
Marketing Should Fit the Property
Depending on the home, my seller strategy may include:
Professional photography
Floor plans
Video and social media marketing
Property-specific positioning
Pre-market preparation recommendations
Strategic pricing
Buyer-agent outreach
Showing strategy
Offer analysis and negotiation
Inspection and appraisal preparation
Transaction management through closing
More marketing is not automatically better marketing.
The right marketing makes the most important features of the property easy for buyers to understand.
Buying a Home in Centerville
Centerville attracts buyers for different reasons.
Some want the lake lifestyle. Some want to stay within the Centennial School District. Some prefer a smaller community but still want convenient access to the Twin Cities. Others simply find the right house here and quickly realize how connected Centerville is to the surrounding area.
When helping buyers evaluate a Centerville property, I look beyond the listing photos.
We may consider:
Comparable value
Neighborhood and location
Lake or water influence
Property condition
Resale considerations
Offer strategy
Inspection concerns
Financing
Competition
The relationship between the home and your longer-term plans

Lakes, Parks and Outdoor Access
Centerville is closely tied to the water.
The city includes both Centerville Lake and Peltier Lake, and residents also have convenient access to the Rice Creek Chain of Lakes Regional Park Reserve. The area includes trails, boating access, fishing opportunities, parks and nearby Wargo Nature Center.
That environment is one of the reasons Centerville can feel surprisingly removed from the metro despite its location.
For buyers considering a lake or near-lake property, the details matter.
Water frontage, access, lot characteristics, shoreline, maintenance, insurance considerations and neighboring properties can all affect both lifestyle and value.
Centennial Schools
Centerville is part of Centennial School District 12, which serves Blaine, Centerville, Circle Pines, Lexington and Lino Lakes.
Centerville Elementary School is located within the city, and the district currently serves more than 6,500 students.
Buyers should always verify current school assignments directly with the district because attendance boundaries can change.

A Local Perspective
Living in Centerville gives me a different view of this market.
I understand why someone may fall in love with a lake view, why another person wants a quieter neighborhood close to Lino Lakes, or why a longtime owner may have an emotional connection to a home that has been part of the family for decades.
It also reinforces one of my core beliefs:
Luxury is not simply a price point. Luxury is living the lifestyle that feels right for you.
For us, that includes lake life.
For someone else, it might mean fewer stairs, more land, a shorter commute, room for horses, or being close to family.
My job is to help you make real estate decisions that support the life you actually want.
