How to schedule to view Twin Cities homes for sale in person.
How exciting! You have found a home you’re interested in seeing! Now what? Here are some rules, etiquette and helpful tips. (HOME SELLERS CLICK HERE)
Before you head out with your agent for showings here are a few important things to know:
- Most sellers require you are pre-approved for a mortgage or have proof of funds if you are paying cash before being able to see their home.
- Many sellers require 24 hours notice prior to showings and at minimum, we should respectfully give all sellers at least two hours notice. They may also put other limitations on showings such as no showings after 6pm or on Sundays, etc.
- We try to do all showings during daylight hours, especially if a lot of natural light is important to you in a home, then.
- Wear comfortable, slip on shoes as we may be asked to remove our shoes in some homes.
- Dress for the weather. The walkway or driveway may be snowy, icy, muddy, etc. The house may or may not have heat or AC - especially if you are looking at an REO property.
- Vacant houses may not have any utilities turned on so we may need flashlights.
- Don’t assume we’ll be able to use the restroom so plan accordingly.
- Some sellers will have recording devices in their homes so be aware of what you say and do. Don’t talk about how much you can afford, what kind of offer you want to make on the home, etc. while in the house in case someone is listening.
- Focus on the property (it's condition and layout) and not the seller's furnishings, artwork, etc. as you’re buying the property not their stuff.
- Avoid touching furniture or personal items as we don’t want to be responsible should something break.
- Remind children not to play with the toys and things they see in the house. Many parents will make a hand-holding rule during showings to keep their kids safe and out of trouble.
- The home inspection comes AFTER a contract is agreed upon and signed by both the buyer and seller. During a typical showing we should not be in the crawl spaces, attic, etc.
- If sellers are home, be careful not to give too much away about yourself and why you’re buying as that information could hurt us later during the negotiation process.
- Bring drinks and snacks - especially if you have kids out around meal time.
