Private Well Water & Septic Systems (Subsurface Sewage Treatment Systems)
Finding out a home has a well and septic system can make a prospective buyer nervous because they are expensive to repair or replace. However, you can protect yourself by ensuring you have a professional inspection and finding out local code requirements. In counties where an inspection is not mandatory, a lender will typically require one so a buyer obtaining financing should be sure to request it.
Septic Systems & Well Water
A septic system is an underground wastewater treatment system that is commonly used in areas without centralized sewer systems. Most rural homes with septic systems will also have a well that provides water for daily use. The EPA says more than 15 million homes rely on private wells for drinking water.
The cost for a well and septic inspection typically runs between $500-$800 for the inspection process and lab fees. The cost to pump a septic tank is typically $300-$500. Repairs, if needed, can vary drastically, and while the responsibility for repairs typically falls to the seller, it all depends on negotiations.

Water Testing
The Safe Drinking Water Act does not define SAFE or POTABLE water. It establishes federal standards for drinking water. Tap water either does or does not meet federal standards. Even if it meets federal standards, however, tap water might not be safe if it is contaminated with an unregulated contaminant or contamination through some other scenario.
