One School District. Seven Communities. Several Distinct Real Estate Markets.
Searching for a home within Mounds View Public Schools — ISD 621 is not the same as searching for homes in the City of Mounds View.
The school district extends across all or portions of seven communities:
Arden Hills
Mounds View
New Brighton
North Oaks
Roseville
Shoreview
Vadnais Heights
Those communities share a school district, but they do not share one housing market.
A wooded North Oaks property can compete very differently from an established Shoreview home.
A Vadnais Heights townhome may attract a different buyer than a property in Arden Hills.
New Brighton, Roseville and Mounds View each add their own housing patterns, locations and buyer expectations.
That is why I treat Mounds View Public Schools as one connected school-district search area made up of several different real estate markets.
I know this part of the northern Twin Cities particularly well. I have previously lived in Shoreview, Lino Lakes and Hugo and have spent years working throughout the surrounding communities.
That local context matters when city, ZIP-code and school-district boundaries do not line up neatly.
Luxury service, minus the ego.
A trusted advisor to guide you through your home journey with precise knowledge, distinguished care — and a bit of fun along the way.
What Is the Mounds View School District?
Mounds View Public Schools is Independent School District 621.
Its attendance area includes all or portions of:
Arden Hills
Mounds View
New Brighton
North Oaks
Roseville
Shoreview
Vadnais Heights
That distinction matters in real estate.
A home can have:
A Shoreview address and be in Mounds View Public Schools
A North Oaks address and be in Mounds View Public Schools
A Vadnais Heights address and be in Mounds View Public Schools
A Vadnais Heights or North Oaks address and belong to a different school district
The specific property address and current school boundary are what matter.
City names, ZIP codes and mailing addresses are useful clues, but they should not be treated as proof of school assignment.

Shoreview
Shoreview is one of the communities most closely associated with Mounds View Public Schools.
It offers established neighborhoods, numerous lakes, parks, trails and convenient access to both St. Paul and the northern suburbs.
I know Shoreview personally because I have previously lived there.
That experience gives me added context for how different parts of Shoreview compare, how buyers evaluate the area and how Shoreview relates to nearby North Oaks, Vadnais Heights and White Bear Lake.
Shoreview, MN Real Estate

North Oaks
Parts of North Oaks are served by Mounds View Public Schools.
North Oaks is a particularly distinctive real estate market because of its private-road system, NOHOA structure, wooded lots, lakes, trails and architectural review requirements.
It should not be treated as simply another Mounds View School District suburb.
North Oaks, MN Real Estate

Vadnais Heights
Vadnais Heights is another city where school boundaries matter.
Part of the city is served by Mounds View Public Schools, while other areas are within White Bear Lake Area Schools.
That makes the specific property address important when a buyer is searching by school district.
Vadnais Heights offers established neighborhoods, lakes, wetlands, trails and convenient access toward St. Paul.
Vadnais Heights, MN Real Estate

Arden Hills
Arden Hills is one of the core communities within Mounds View Public Schools and is home to Mounds View High School.
The city includes established residential neighborhoods, larger institutional and employment areas, lakes and convenient access to major roads.
Arden Hills also sits close to Shoreview, New Brighton and Roseville, which means buyers often compare homes across those municipal boundaries.
A dedicated Arden Hills Real Estate page should eventually become an important internal link from this district hub.
Mounds View
The City of Mounds View shares its name with the school district, but the two are not the same geographic area.
That is an important distinction.
Mounds View Public Schools extends well beyond the city into six other communities.
The city itself includes established neighborhoods, single-family homes, townhomes and convenient access to I-35W and the northern Twin Cities.
A future Mounds View Real Estate page should explain the city separately from the larger school district.
New Brighton
New Brighton forms another important part of the district and includes both established residential neighborhoods and several district schools.
The city sits south and west of Shoreview and Arden Hills with convenient access toward Minneapolis and St. Paul.
Its housing market includes homes from many eras, townhomes and established neighborhoods that may appeal to a different buyer than properties farther north within the district.
A dedicated New Brighton Real Estate page will eventually connect here.
Roseville
Part of Roseville is within Mounds View Public Schools.
Roseville itself is geographically larger and crosses school-district boundaries, which means a Roseville mailing address does not automatically mean ISD 621.
Its proximity to both Minneapolis and St. Paul creates another very different housing market within the broader Mounds View district area.
A future Roseville Real Estate page should connect here as this local-content library expands.
School District Boundaries Do Not Follow City Boundaries
This is one of the most important things to understand when searching for a home within Mounds View Public Schools:
School-district boundaries and city boundaries are different.
The same city can contain properties assigned to different school districts.
The same school district can include homes in multiple municipalities.
ZIP-code boundaries add another layer that may not match either one.
This is particularly important in communities such as:
North Oaks
Vadnais Heights
Roseville
A listing portal, old MLS record or mailing address should not be the only source used to determine school assignment.
Buyers should verify the current attendance area for the specific property address.
Mounds View Public Schools provides an address-based school lookup for this purpose.
Mounds View Public Schools and Local Real Estate
Some buyers begin their home search with a city.
Others begin with commute, housing style, lake access or price.
And some specifically search within Mounds View Public Schools.
That can create buyer competition across city boundaries.
A buyer focused on the district might consider:
A lake-oriented home in Shoreview
A wooded property in North Oaks
An established home in Arden Hills
A property in New Brighton
A Vadnais Heights home within the ISD 621 boundary
A home in Mounds View
A Roseville property within the district
Those homes may share a school district while offering very different lifestyles.
That difference matters when determining which homes are truly comparable.
Mounds View High School and Irondale High School
Mounds View Public Schools has two comprehensive high schools:
Mounds View High School in Arden Hills
Irondale High School in New Brighton
Their attendance areas do not simply follow city boundaries.
For example, Mounds View High School serves portions of Arden Hills, North Oaks, Roseville, Shoreview and Vadnais Heights, while Irondale serves parts of Arden Hills, New Brighton, Mounds View and Roseville.
That is another reason buyers should verify the actual school assignment rather than assuming based on municipality.
Why Local Boundary Knowledge Matters
This part of the Twin Cities contains overlapping:
Municipal boundaries
School districts
ZIP codes
Mailing cities
Watersheds
Townships
Association boundaries
They are not interchangeable.
For example:
North Oaks is served by both Mounds View Public Schools and White Bear Lake Area Schools.
Vadnais Heights is also split between those two districts.
Roseville includes areas outside Mounds View Public Schools.
The City of Mounds View represents only one part of the much larger Mounds View school district.
These details can affect:
Buyer searches
School assignment
Comparable properties
Resale competition
Market value
How a property should be marketed
This is exactly the kind of information that can be missed when someone searches only by ZIP code or city name.

Why I Know This Area
Mounds View Public Schools covers a part of the metro I know particularly well.
I have previously lived in nearby Shoreview, Lino Lakes and Hugo and have spent years working throughout Ramsey, Washington and Anoka counties.
That gives me a broader perspective on how buyers actually compare these communities.
Someone who begins in Shoreview may also consider North Oaks or Vadnais Heights.
A buyer focused on the school district may discover that a home in Arden Hills, New Brighton or Mounds View offers a better fit.
Another may prioritize lake access, trails, one-level living, commute or neighborhood style over a specific city name.
That reinforces one of my core beliefs:
Luxury is not simply a price point. Luxury is living the lifestyle that feels right for you.
For one person, that may mean a wooded North Oaks setting.
For another, it may mean Shoreview lake access, an established Arden Hills neighborhood, a convenient New Brighton commute or being close to family.
My job is to help you understand the real estate decisions behind that lifestyle.
Buying a Home Within Mounds View Public Schools
If the school district is part of your search criteria, it often makes sense to search the district boundary first rather than limiting yourself to one city.
From there, we can narrow the options based on:
Housing style
Price
Neighborhood
Lot
Lake access
Commute
One-level living
Townhome versus single-family
Established versus newer housing
Parks and trails
Proximity to family
Longer-term resale considerations
The goal is not simply to find a house within ISD 621.
It is to find the property and community that fit your life.

Selling a Home Within Mounds View Public Schools
School-district boundaries can also influence a seller's competitive market.
A Shoreview seller may compete with a home in North Oaks or Arden Hills if the same buyer is considering all three.
A Vadnais Heights property in Mounds View Public Schools may compete differently from another Vadnais Heights home across the school-district boundary.
That is why I look beyond:
City averages
ZIP-code statistics
The closest recent sale
Instead, I ask:
What would the likely buyer realistically consider instead of this property?
That buyer may cross a city line without leaving the school district.
Understanding that search behavior helps guide both pricing and marketing.
