One School District. Ten Communities. Very Different Real Estate Markets.
Searching for a home in the White Bear Lake Area School District is more complicated than searching for homes in White Bear Lake.
That is because White Bear Lake Area Schools — ISD 624 — crosses multiple city and township boundaries.
The district serves all or portions of:
Birchwood Village
Gem Lake
Hugo
Lino Lakes
Little Canada
Maplewood
North Oaks
Vadnais Heights
White Bear Lake
White Bear Township
Those communities do not represent one uniform housing market.
They include lakefront homes, established neighborhoods, newer construction, townhomes, acreage, horse properties, older homes near downtown White Bear Lake and properties spread across several different municipalities and counties.
That is why searching by school district can tell you something very different than searching by city.
I know this part of the northern and eastern Twin Cities especially well. I have previously lived in Shoreview, Hugo and Lino Lakes, continue to work throughout the area, and remain actively involved in the Hugo community.
Understanding how these cities, school boundaries and housing markets overlap is part of the local knowledge I bring to my clients.

What Is the White Bear Lake Area School District?
White Bear Lake Area Schools is officially known as Independent School District 624.
Its boundaries extend well beyond the City of White Bear Lake.
That is an important distinction for real estate.
A property can:
Have a Hugo address and be in White Bear Lake Area Schools
Have a Lino Lakes address and be in White Bear Lake Area Schools
Be located in North Oaks or Vadnais Heights and still fall within the district
Be located in Hugo or Lino Lakes but belong to a completely different school district
The property address and actual school-district boundary are what matter.
A city name, ZIP code or MLS description should never be used as the only confirmation.
Explore the Communities Within White Bear Lake Area Schools
White Bear Lake
White Bear Lake is the community most closely associated with the district, but even here the city and school district should not be treated as identical boundaries.
The city offers a distinctive combination of White Bear Lake itself, historic downtown, established neighborhoods, older homes, townhomes, parks and lake-oriented living.

Hugo
Parts of Hugo are within White Bear Lake Area Schools.
In fact, Oneka Elementary and North Star Elementary are both White Bear Lake Area Schools located in Hugo.
But Hugo is particularly important to understand because the city crosses multiple school-district boundaries.
A Hugo address does not automatically mean White Bear Lake Area Schools.
Hugo also includes newer neighborhoods, acreage, rural land, horse properties and continued development, making the housing market itself unusually diverse.
I know Hugo personally: I previously lived there, my daughter still lives there, her horses are boarded there, and I continue to serve on the Hugo Area Business Association board.

Lino Lakes
A portion of Lino Lakes is also served by White Bear Lake Area Schools.
This is another city where school boundaries require close attention because other portions of Lino Lakes are associated with different school districts, including Centennial.
I have previously lived in Lino Lakes, so I know firsthand how dramatically the city can vary from one area to another.
Its large geographic footprint includes lakes, trails, established neighborhoods, newer development and areas closely connected to several different surrounding communities.

Lino Lakes Neighborhoods

Vadnais Heights
Portions of Vadnais Heights are served by White Bear Lake Area Schools, and Vadnais Heights Elementary is part of ISD 624.
Vadnais Heights sits south of White Bear Lake and provides another established-suburban option within portions of the district.
The city includes a mix of single-family homes, townhomes, established neighborhoods, parks, lakes and convenient access toward St. Paul.
White Bear Township
White Bear Township is separate from the City of White Bear Lake.
That distinction becomes especially important around White Bear Lake itself because lakefront properties may be located in the township rather than the city.
Municipal services, zoning, property taxes and other regulations can differ even when two homes are geographically close.
White Bear Township is part of White Bear Lake Area Schools, but buyers should still verify the attendance area for the specific property.
North Oaks
Portions of North Oaks fall within White Bear Lake Area Schools.
North Oaks is a particularly distinctive real estate market because of its private-road structure, association governance, larger lots and housing patterns.
A North Oaks property should be evaluated within the North Oaks market rather than treated as simply another ISD 624 home.
Birchwood Village
Birchwood Village is a small municipality along White Bear Lake.
Its lake-oriented setting and small geographic footprint create a real estate market that is very different from larger cities within the district.
Because White Bear Lake itself touches several municipalities, buyers interested in lakefront property need to pay especially close attention to the property's actual city.
Gem Lake
Gem Lake is another very small municipality within the district.
Its location between White Bear Lake, Vadnais Heights and surrounding communities is another example of how fragmented municipal boundaries can become in this part of the metro.
A mailing address alone may not tell the complete story.
Little Canada
Portions of Little Canada are served by White Bear Lake Area Schools.
Because the school district crosses city boundaries, buyers searching specifically within ISD 624 may discover properties considerably farther south than they initially expected.
Maplewood
A portion of Maplewood is also within White Bear Lake Area Schools.
Maplewood itself is geographically large and extends through several different housing and school-district areas, so the exact property location matters considerably.
School District Boundaries Do Not Follow City Boundaries
This is probably the most important thing to understand about searching for a home within White Bear Lake Area Schools:
The school district map and the city map are two different things.
The same city may contain properties assigned to different school districts.
The same school district may contain properties in many different cities.
And ZIP-code boundaries add yet another layer that does not necessarily match either one.
That is especially true in communities such as Hugo and Lino Lakes.
For buyers, I recommend verifying the school assignment for the specific property rather than relying solely on:
The city
The ZIP code
A listing portal
A previous MLS listing
What the neighboring property is assigned to
School boundaries and attendance areas can change.
White Bear Lake Area Schools and the Local Real Estate Market
A school district can influence how buyers define their home search.
Some buyers begin with a city.
Others begin with a commute, lake, neighborhood or housing style.
And some begin specifically with White Bear Lake Area Schools.
That can create overlapping buyer pools across municipal boundaries.
For example, someone searching within the district might consider:
An established home in White Bear Lake
Newer construction in Hugo
A property in Lino Lakes
A townhome in Vadnais Heights
A home in White Bear Township
A property in North Oaks
Those homes can be dramatically different even though they share the same school district.
That matters when evaluating both value and competition.
Why Local Boundary Knowledge Matters
This part of the Twin Cities contains some unusually complicated boundaries.
Municipal lines, ZIP codes, school districts, townships and even lake names do not always line up in the way people expect.
That is something I pay close attention to.
A few examples:
55038 commonly appears as Hugo in mailing searches but also includes addresses outside the City of Hugo.
Parts of Hugo are in White Bear Lake Area Schools, while other parts are in different school districts.
Parts of Lino Lakes are in White Bear Lake Area Schools, while other areas are associated with Centennial and other districts.
White Bear Lake the lake touches several different municipalities.
White Bear Township and the City of White Bear Lake are separate municipalities.
These are not minor technical details when you are buying or selling real estate.
They can affect:
School assignment
Property taxes
Municipal services
Zoning
Resale competition
Buyer search behavior
Property value
This is one reason true local knowledge still matters even when buyers can find almost every listing online.

Buying a Home in White Bear Lake Area Schools
If the school district is part of your search criteria, I recommend starting with the district boundary rather than assuming a particular city will give you every available option.
From there, we can narrow the search based on the things that matter to you:
Housing style
Price
Lot
Lake access
Acreage
Neighborhood
Commute
Newer versus established housing
Townhome versus single-family
One-level living
Horse-property needs
Parks and trails
Proximity to family
The goal is not simply to find a house inside a line on a map.
It is to find the property and community that make sense for your life.
Search current homes:

Selling a Home Within White Bear Lake Area Schools
For sellers, school-district boundaries can also influence the competitive market.
A home's most relevant competition may not be in the same city.
A Hugo seller within White Bear Lake Area Schools may compete with another home in White Bear Lake, Lino Lakes or a nearby community if the same buyer is considering all of them.
That is why I look beyond:
City averages
ZIP-code statistics
The closest recent sale
Instead, I ask:
What other homes would the likely buyer realistically consider instead of yours?
That may cross a municipal boundary.
Understanding that buyer pool helps guide pricing, positioning and marketing.
