Small City. Established Neighborhoods. Strong Centennial Connection.
Circle Pines is a compact northern Twin Cities community with a distinct identity of its own.
The city was originally developed as a planned cooperative community in the 1950s and became a city in 1974. Today, Circle Pines covers about 1,245 acres, with a significant portion devoted to parks, trails and open space.
For buyers and sellers, that creates a market that feels different from nearby Lino Lakes, Blaine or Centerville.
You see established neighborhoods, mature trees, smaller-scale residential streets, access to parks and trails, and homes near Golden Lake — all within the broader Centennial community.
I work throughout this part of the northern Twin Cities metro and live nearby in Centerville, so Circle Pines is part of the local market I know and follow closely.
Luxury service, minus the ego.
A trusted advisor to guide you through your home journey with precise knowledge, distinguished care — and a bit of fun along the way.
What Makes Circle Pines Different?
Circle Pines is geographically small and largely built out, which means its real estate market is driven more by resale homes and selective redevelopment than by large new-construction expansion.
The city’s comprehensive plan reflects a mix of:
-
Traditional single-family neighborhoods
-
Larger-lot suburban residential areas
-
Medium-density housing
-
Multifamily housing
-
Parks and open space
-
Regional parkland
-
Limited commercial and mixed-use areas
That mix creates variety within a relatively small community.
For sellers, it means value can depend heavily on:
-
Street and neighborhood
-
Lot size
-
Home condition
-
Updates
-
Garage and storage
-
Proximity to Golden Lake
-
Park and trail access
-
School assignment
-
How the home compares with nearby Centerville, Lino Lakes, Lexington and Blaine competition
For buyers, it means two homes a short distance apart may appeal for very different reasons.
Selling a Home in Circle Pines
In a Smaller Market, Positioning Matters
Circle Pines does not produce the same volume of home sales as larger nearby cities.
That means I do not rely on broad market averages alone when advising a seller.
I look closely at:
-
Recent comparable sales
-
Current active competition
-
Pending sales
-
Days on market
-
Price reductions
-
Property condition
-
Updates and deferred maintenance
-
Lot and setting
-
Proximity to parks, trails or Golden Lake
-
School district
-
Buyer demand
-
Financing conditions
-
Seasonal market activity
The goal is to understand how buyers will compare your home when it goes live, not simply what nearby homes sold for months ago.
Marketing Should Fit the Home
My seller strategy may include:
-
Professional photography
-
Floor plans
-
Video and social media marketing
-
Property-specific positioning
-
Pre-market preparation recommendations
-
Strategic pricing
-
Buyer-agent outreach
-
Showing strategy
-
Offer analysis and negotiation
-
Inspection and appraisal preparation
-
Transaction management through closing
A well-maintained mid-century home, a lake-oriented property and a more recently updated home should not all be marketed the same way.
The strongest marketing plan is the one that makes your property’s best features easy for the right buyer to understand.
Buying a Home in Circle Pines
Circle Pines can appeal to buyers who want an established community with convenient access to the northern Twin Cities suburbs.
When helping buyers evaluate a property here, I may look at:
-
Comparable values
-
Home age and condition
-
Neighborhood
-
Lot and setting
-
Park and trail access
-
Golden Lake influence
-
Resale considerations
-
Offer strategy
-
Inspection concerns
-
Financing
-
Competition
-

Golden Lake, Parks and Trails
Golden Lake is one of Circle Pines’ most recognizable local features.
Golden Lake Park includes amenities such as a beach, fishing pier, boat launch, playground, picnic areas, courts and other recreation facilities. Circle Pines also maintains neighborhood parks, youth athletic fields, community gardens and an interconnected trail system.
The city’s 2023 Parks and Trails Plan notes that Circle Pines has roughly 120 acres of city parks and that, because the city is landlocked, future recreation planning focuses heavily on reinvesting in and improving existing parks and open space.
For buyers, proximity to Golden Lake, trails or parks can influence both lifestyle and value.
For sellers, those features may be part of how the property should be positioned — especially when they are meaningful to the likely buyer.
Centennial Schools
Circle Pines is part of Centennial School District 12, which serves Blaine, Centerville, Circle Pines, Lexington and Lino Lakes.
The district currently serves more than 6,500 students and reports a graduation rate of about 95%.
The district headquarters are also located in Circle Pines.
Buyers should always verify current school assignments directly with the district because attendance boundaries can change.

Circle Pines ZIP Code
Circle Pines is primarily associated with ZIP code 55014. That ZIP code also extends into portions of nearby Lino Lakes, Lexington, Blaine and Columbus, so the mailing ZIP alone does not confirm the municipal boundary.
Circle Pines and the Centennial Community
Circle Pines is one part of the larger Centennial-area market.
Nearby communities include:
-
Lino Lakes
-
Centerville
-
Lexington
-
Blaine
Each has different housing patterns, lot sizes, development histories and buyer expectations.
That is why I treat Circle Pines as its own market while still comparing it with the surrounding Centennial communities when appropriate.

A Local Perspective
I live nearby in Centerville and work throughout the northern Twin Cities metro.
That gives me a practical understanding of how Circle Pines relates to Lino Lakes, Centerville, Lexington, Blaine and the broader Centennial market.
It also reinforces something I believe strongly:
Luxury is not simply a price point. Luxury is living the lifestyle that feels right for you.
For one buyer, that may mean lake access.
For another, it may mean an established neighborhood, mature trees, a park nearby, fewer stairs or simply being close to family.
My job is to help you make real estate decisions that support the life you actually want.
